Major Baltic Real Estate Fund Expands Estonian Housing Project After High-Return First Phase
Tallinn, Friday, 31 July 2026.
EfTEN United Property Fund is investing €1.5 million at 10% interest to expand Estonia’s Uus-Järveküla district, following a highly successful initial phase that returned €4.81 million.
Analysis of Previous Investment Performance
EfTEN United Property Fund previously committed a total of EUR 3.52 million to the Uus-Järveküla residential district during 2021 and 2023 [1]. The development company, Invego Uus-Järveküla OÜ, has successfully returned the entire principal along with interest, totaling EUR 4.81 million to the fund [1]. This transaction represents a significant return on the initial capital deployment, calculated as 36.648 percent over the investment period [1]. The successful exit of the initial phase demonstrates strong demand and execution capability within the Baltic residential real estate sector [1]. All 165 terraced and semi-detached houses originally planned for this district have been completed, with 161 units sold to date [1].
New Investment Structure and Terms
Building on this success, the fund has entered into an agreement to finance the expansion of the district as of 31 July 2026 [1]. The fund will contribute approximately EUR 1.5 million to the project in stages through a shareholder loan bearing interest of 10% per annum [1]. In addition to the loan instrument, the fund holds an 80% stake in Invego Uus-Järveküla 2 OÜ, the specific entity developing this expansion [1]. This structure allows the fund to secure fixed income through interest while participating in the equity upside of the development company [1]. Going forward, the fund is expected to earn the development company’s profit in proportion to this ownership stake [1].
Development Scope and Timeline
The current development plan includes the construction of 22 new detached homes at the site near Tallinn, Estonia [1]. Completion of this new development project is planned for 2029, marking a three-year construction horizon from the agreement date [1]. This expansion reflects continued institutional investment activity and demand within the Baltic residential real estate market [1]. The focus on detached homes in this phase contrasts with the terraced and semi-detached houses of the initial phase, indicating a diversification of the product mix [1]. Managing Director Kristjan Tamla oversees the fund’s operations during this expansion period [1].
